The longer your property remains unoccupied the more it will cost you; it’s your responsibility to get your property occupied sharply.
This guide is to help you get as many people through the doors to view your property as possible. The more views you get the more chance there is of finding a tenant. It’s not rocket science. If you can’t get a tenant after a long trail of views, then you must be offering…..something shit unpleasant. There’s always going to be demand for rental properties because there’s always going to be a large group of people that carry a lifestyle which would only suit with rented accommodation. Unless you’re trying to let out a property in a small village with the population of 100 people, you shouldn’t have any serious problems occupying a property (assuming the property is in good condition). Besides, anyone trying to rent out a property in a condensed location with a low population obviously doesn’t understand ‘supply and demand’- the absolute basics when it comes to buy-to-let. If you’ve purchased a property with in the intentions of letting in an area where there is no demand, I can’t help you. I’m sorry. However, for those genuinely struggling for no apparent reason.
Abuse Use as many letting agents as you can
Don’t limit yourself to one letting agent. Your ultimate goal should be to give your property as much exposure as possible to ensure maximum publicity. Use as many letting agents as you can find in your local area. Unlike when selling property, there are no penalties for using multiple agents.
Make sure letting agents are doing their job properly
There are a lot of lazy cowboys in this industry that won’t lift a finger until you apply some pressure. Make sure your letting agent is pro-actively hunting down tenants for you- keep in regular contact so you can monitor their progress. Half the time they’ll feed you lies and give you the impression that they are working flat out for you- don’t believe any of it. However, calling them on a regular occasion may give them a reminder that you’re a serious player in this game.
Make sure your adverts are of high quality
Regardless of whether you’re personally advertising your property or relying on a letting agent to do the graft, you need to make sure the advert is appealing and informative. Your adverts need to convert well; as in it needs to attract potential tenants and make them enquire.

Which one would you want to view? Pictures sell, so display as many as you can. Be informative about as much as you can- bedroom sizes; local transport is also key. I think you get the idea.
Willing to house DSS tenants? Go to your local council
If you don’t know what a DSS tenant is, go here DSS Tenants. Your local council will have plenty of people on benefits that need housing. If you’re willing to house a DSS tenant, then contact your local council and let them know. They will get you a tenant at NO COST, meaning you won’t need a letting agent.
Venture down all avenues
There are so many forms of cost-effective advertising platforms out there; you shouldn’t just rely on letting agents. Newspapers are a relatively cheap way of getting a tenant. Most local newspapers have a property section; get your advert in there. There are thousands of forums/websites that also list rental accommodation E.g rightmove, gumtree. Websites can prove to be a very powerful platform for advertising, especially in this day in age; anyone that doesn’t surf online just ain’t cool like Fonzy.

It’s your responsibility to make sure your tenants are qualified. Regardless of where you get tenants from, you should always do thorough reference and credit checks. me again just commenting on what an informative site this is. Thanks again for all your advice its been great.
Contacted out agent today who told me she has no one else booked in to view the property and she can`t understand why as its beautiful the rent is right and its in a much sought after area, however she will pull out all the stops this weekend to move it. I despair !!
Have now got 2 more agents coming to view so hopefully we may have some success. If not we are going to sell it in January if its still empty but not really what we wanted.
