Here is a pretty awesome and useful set of landlord forms, documents & checklists for residential rental properties, primarily for use in England and Wales, which includes Tenancy Agreements, Section 21, and Section 8, plus a bunch of others.

I use these documents on a regular basis- they’re not just for show. Many of the documents have been drawn up by Landlord Law Specialist Solicitors.

Assured Shorthold Tenancy Agreement

What is it?

A tenancy agreement is a contract between landlord and tenants. It sets out the legal terms and conditions of the tenancy, for example, how long the tenancy is for and how much rent is to to be paid.

Landlord Inventory Form

What is it?

An inventory form is a listing of all the contents of a property and a record of the condition of the property. The form is to help monitor the condition of the property/items before a tenant moves in and just before a tenant leaves, so it can be made clear if any damages have been inflicted by the tenant. It is recommended to have one fo every tenancy.

Property Inspection Notice

What is it?

What is it?

As part of the 2015 Section 21 regulations, landlords must provide their tenants with a "how to rent" guide. This requirment only applies to tenancies in England that started on or after October 2015. This acknowledgement form confirms the tenant received the guide.

Electrical Safety Standards Report (EICR) Acknowledgement Form

What is it?

Since July 2020, landlords in England have been legally obligated to get a 'Electrical Installation Condition Report' (EICR) in order to ensure national standards for electrical safety are met. The report must be renewed at least every 5 years, and it must be provided to new tenants before they occupy the premises. This acknowledgement form gets confirmation from the tenant that they have received a copy of the EICR.
