Old Tenant Out, New Tenant InCategory: Property Diary- Project 1- Become A Landlord |
I met up with my letting agent last night and signed the contracts for my new tenant. My new tenant has paid 1 year’s rent up front, which should be deposited into my account early next week. I can’t emphasise enough how lucky I feel to have a tenant which was willing to pay a year’s rent upfront. I have no stress or worry about chasing rent.
My worthless ex-tenant moved out yesterday and returned her keys to my letting agent this morning. My tenant is in the process of moving in today. That’s all the good news.
The bad news? My letting agent charged me £1,000 to get new tenants in. And that wasn’t even for a full-management service. Letting agents are extortionate. What they charge can’t be justified. On top of that, my old tenant is still 2 months in arrears- she owes me £1550!!!
My letting agent assures me he will get the money for me. He’s handling it all for me. He’s made an official complaint to social benefits (the governmental organisation that give her benefit cheques) and informed them of her committing benefit fraud. Consequently all her benefits have been frozen until the case has been resolved. Additionally, he’s sorting out my claim from homelet (my rent guarantor insurance). Hopefully, it should be all sorted in the next 2 weeks. When I say “sorted”, I mean I should get my £1550, which is distinctly different from “justice”. Justice would be somewhere along the lines of my ex-tenant living a bitter life on the street, begging for pennies.
I know I’ve vented about this persistently in my previous blog entries, but she seriously irritates the fuck out of me. I hope her benefits are frozen permanently.

Well done bud, i just hope you have put in the TA that you still have all LL rights and she has Full TR regardless of her paying upfront. She may turn out to be the tennant from hells hell and she has paid for a year and you cannie do anything about it, But you are a bright young man and would of thought about that already.
Well done agian, now go change your mortgage to repayment.

Yup, it’s all in the agreement. I also, specifically made sure that if she moves out before the 12 month contract expires, i’m still entitled to keep the entire amount.

I’m not sure whether to buy another house, or change my mortgage. Ahhh…
