Here is a pretty awesome and useful set of landlord forms, documents & checklists for residential rental properties, primarily for use in England and Wales, which includes Tenancy Agreements, Section 21, and Section 8, plus a bunch of others.

I use these documents on a regular basis- they’re not just for show. Many of the documents have been drawn up by Landlord Law Specialist Solicitors.

Assured Shorthold Tenancy Agreement

What is it?

A tenancy agreement is a contract between landlord and tenants. It sets out the legal terms and conditions of the tenancy, for example, how long the tenancy is for and how much rent is to to be paid.

Home Business Agreement

What is it?

Most standard tenancy agreements by default will have a clause which prohibits tenants from running any form of business at the property. This agreement is a supplement document that grants permission to run a "low impact" home business.

What is it?

An inventory form is a listing of all the contents of a property and a record of the condition of the property. The form is to help monitor the condition of the property/items before a tenant moves in and just before a tenant leaves, so it can be made clear if any damages have been inflicted by the tenant. Section 48 Notice (notification of address to tenant)

What is it?

In the unusual case whereby a tenancy agreement doesn't contain a postal address in England or Wales where tenant's can serve notice, or if there has been a change in address (i.e. of the landlord or agent), then a Section 48 notice can be served to the tenant [to notify them of a valid postal address].

Notice of New Landlord & Assignment of Tenancy

What is it?

This notice template can be used to notify tenants of a change in landlord - this is often required after purchasing a property or some other assignment (e.g. inheritance) with sitting tenants. Under Section 3 of the Landlord and Tenant Act 1985, landlords have a legal obligation to notify tenant(s) that they are the new landlord, along with their contact details (name and address).

Electrical Safety Standards Report (EICR) Receipt of Acknowledgement Form

What is it?

Since July 2020, landlords in England have been legally obligated to get a 'Electrical Installation Condition Report' (EICR) in order to ensure national standards for electrical safety are met. The report must be renewed at least every 5 years, and it must be provided to new tenants before they occupy the premises. This receipt of acknowledgement form gets confirmation from the tenant that they have received a copy of the EICR.
