Reasons Why I Hate My Tenant

I hate my tenant

My tenant is finally out of my life after I evicted her incompetent arse. I’m definitely ready to close this chapter in my life right after I’ve documented a list of reasons why I want to skull fuck her with a blunt, rusty axe. I’ve wrote a few blog entries on this issue, and in parts explained my feelings towards her, but here is a neat list. Ahhh to be mature.

This list is in no particular order.

1: Late payments

I don’t think I received one payment in time. Every time rent was due she fed me with an excuse in attempt to justify the delay. Little did she care to realise is that I didn’t give a flying fuck about her stupid excuses. She signed a contract to make payment on a per calendar month basis, and that’s what I expected.
I can live with one or two late payments, but making late payment consistently got tiresome, as did her excuses.

2: Failing to make payments, period.

She failed to make payments 2 months consecutively. That left me out of pocket by about 1.5k. I wonder what I did to deserve such a rewarding experience? Leting a random crack-whore squat in my property was definitely satisfying; knowing that I was helping the genuinely poor and needy. No, really!!

At this point I started the eviction process.

3: Benefit Fraud

My tenant was receiving cheques from the social benefit to contribute towards her living expenses. However, as mentioned in my previous point, she failed to pay the last 2 months of her rent. Where did her allowance go? A few people have their own theories in regards to where the money went; and I have a few theories of my own. Of course, my theories are all drug related.

4: Liar

She’s a compulsive liar. She lied about pretty much everything. For example, she would tell me that she was going to deposit money into my account on various occasions, but surprise, surprise, the money never turned up. She would even say, “I’m on my way to the bank now”, I guess all she was really saying was:

I’ve got your fucking money, punk, and now i’m going to get high as a motherfucker

5: Attitude

She consistently gave me attitude for chasing her for late payments. She was acting like I was an arsehole for wanting rent. I don’t think it entered her mind that she was in the wrong for making late payments and completely avoiding payments. I just assumed she was constantly high and oblivious to reality. I’m no expert in the drug industry, but I’m pretty sure her social benefit cheques gave her more than enough pennies to purchase illegal drugs on a regular basis.

6: Avoiding the situation

Ignoring my phone calls and text messages was her method of choice to solve the situation. Not the best method, may I add, but I expected nothing less. Once again, I just assumed the drug abuse distorted her perception of reality.

7: Unable to take blame

Even a 2yr child has the ability to know that shitting on the carpet is wrong. If a child knows wrong from wrong, I wonder why my 28yr old tenant struggled so much. Every time I spoke to her, she put blame onto something or someone else. For example, “I haven’t been able to make payment because my mum is ill” or “I haven’t been able to make payment because the council have messed up my payments”

The fact that her personal life and her arrangement with the council had NOTHING to do with me didn’t seem to enter her peanut sized brain. I felt like screaming at her,

SHUT UP, BITCH!!! None of that has anything to do with me. There is no clause in the contract that says your personal problems reflects on your payments. You agreed to make monthly payments, so fucking pay, you dumb crack-whore

8: Incapable of apologising

Since she wasn’t able to take blame, she naturally put herself into a situation where she didn’t see the need to apologise for the situation she put me in. By the end of the drama, I was not only out of pocket due to her lack of rent, but I also had to dig further into my pockets to cover the letting agent fees to find me a new tenant.

Throughout the entire ordeal, I didn’t receive one single apology.

Final thoughts…

I don’t think I need anymore reasons to justify why I think she was a stupid, crack-whore BITCH! Just to clarify, while dealing with the situation, I didn’t express myself in the nature I have expressed myself in this blog entry. I like to think I came across as way more professional and calm. I didn’t shout at her once, and I tried to be understanding. However, this blog entry reflects how I really felt about THE BITCH :)

Some people just don’t understand how much they are putting there Land Lord out by not paying rent or paying it late.

At least she didn’t completely destroy the place before she left. A friend of mine had a rental that re rented to 3 collage students. He was living in it for a while and it was completely remodeled when he moved out. In 3 months time they completely destroyed it. The carpet was ruined. There were holes in the walls. Cabinet doors were ripped off of there hinges.

Did she really shit on the carpet or was that just a metaphor or something.

Hey Lucynda,

I think most tenants assume that landlords are rich, so that’s why they think it’s ok to delay/skip on payments. I’m far from rich, and I certainly can’t afford to pay someone else’s rent. Home reposessions are at an all time high!

Fortunately, my tenant left the property in really good condition! So I can’t fault her on that. But to be honest, I wouldn’t have been surprised if she trashed the place, and I was half expecting it.

hahaha, the shitting on the carpet thing was just a metaphor. As in, if a 2yr old child knows wrong from wrong, then certainly a 28yr old is more than capable of knowing what’s wrong! I guess I should have been clearer :)

i know exactly how you feel and i have had many bad tenants besides other property renting problems its all a learning curve and then when you think you have heard and seen it all some silly bastard hits you with a new one right in the balls.

What you want, presumably, is to buy a property using borrowed money – and then have some happy, compliant little tenant pay the mortgage off for you over 25 years – so that you end up owning a property outright – without putting a penny into the deal.

Where did you get the idea the world owes you a living? Just because some banks were daft enough to lend you the money, you didn’t have to be daft enough to borrow it.

The days of big property profits are over – and you won’t see them again for another 20 years – if ever.

I’d sell up if I were you – befor this recession really kicks in and you get squatters instead of tenants.

hey Mike,

I don’t plan on repaying for 25 years, only 15 years.

Where did you get the impression I think the world owes me a living?

I have a full-time job earning good money, I put down a 25% deposit, I make overpayments every month, I have a good credit history, I’ve not missed one payment. Why was the bank daft for lending to me?

Thanks for the advice, Mike. Next time I want a financial advisor I’ll be sure to come knocking on your door. You’re definitely the first advisor i’ve encountered that needs to know fuck all about their client before giving advise.

Very funny, and three cheers for your tenant. Too many fucking idiots like you have become landlords over the last few years and I’m afraid it fills my heart with joy to see you getting shafted.

If you don’t have the reserves to deal with a few problems, don’t become a landlord. If your “investment plan” involves such a tight margin that you can’t afford to lose a couple of months rent here or there, don’t become a landlord. If you think being a landlord is the easy street to being rich, don’t become a landlord. If you don’t understand the law and its repercussions for landlords, don’t become a landlord.

Three cheers for my tenant? She wasted tax payers money- I’m assuming your one of those, a tax payer. But then again, you sound unemployable, judging by your ignorance, so maybe not.

Who said I couldn’t afford it? I didn’t. My insurance covered the majority of the lost rent. But that’s beside the point; NO ONE wants to payout because of scamming tenants, not even Landlords that can afford it. I have allowances for contingency, but that doesn’t mean I like using it. Talk about stating the obvious…

I guess no one should buy a house, unless they’re happy about paying out, when something like the boiler breaks.

Sorry to disappoint you, but I came off my fixed rate early December, so I went onto the variable rate of my lender, which passed on the 2.5% base rate drop. I don’t need to remortgage. Also, I have over 40% equity in that particular property. I wrote a whole article on it- search for it, if you care enough. Moreover, I only have repayment mortgages, which are all completely covered by the rent…

Oh well…another prime example of people assuming they know the facts :(

Unfortunatelty for you, one bad tenant won’t get me “smoked”. I’m doing pretty well, and have finally got amazing tenants that are helping me clear my mortgages :)

I’m not really boasting about anything. I’m a landlord that uses rental income to pay mortgages. HEAVEN FORBID!

I am reacting firstly to the unpleasant tone of your rant against your tenant. Maybe you don’t realise how offensive it is, but I don’t think that that kind of attitude is something to be proud of (eg quotes like saying you want to “skull fuck her with a blunt, rusty axe.)

Secondly I am reacting to you as a fairly typical representative of a group in society that I think have been smugly attempting to enrich themselves and exacarbating a serious economic problem as a result.

I think I may have your ex-tenant!! Mine goes so far as to say theres been a death in the family to avoid paying rent. I ring and text her but strangely, her phones broke. I send her letters in the post – she never gets them – even SIGNED FOR ones. How thick does this bitch think I am?!! She owes me over £1400 and the housing benefit office say its not their problem. They’re useless arseholes.
Id rather have an empty property than have another DSS claimant in.

I genuinelly think you have my ex tenant! She used to make up all kinds of excuses, it was a joke!

The house benefit are an absolute joke! Once they find homes for those on housing benefit, they just wipe their hands with it all!
