My Tenant Has Agreed To Vacate

HA! The scummy little benefit fraudster has buckled under the pressure and has agreed to move out and pay everything she owes me. I feel lucky. Why? No idea. Someone lucky wouldn’t have even had a shitty little tenant like that. But whatever, considering the circumstances, I am lucky. This could have gone to court, and it could have been a lengthy process. Although, I am a little disheartened that she won’t get to see my smug face after seeing her GO DOWN!!

She basically called me up and asked whether the eviction notice was for real; I felt like she was implying that I would send an eviction notice out of humour (she wishes- now pack your bags and hit the road). She then enquired what would happen if she didn’t move out. My response was, “well, if you don’t move out, I’ll take you to court. But I’ll also be in touch with your dad, because he’s your payment guarantor, as agreed in our contract. If you don’t pay, the law will most likely go after him.”

She then started to panic, and started whimpering, “My dad can’t afford to pay my rent”. I wanted to scream at her and say, “well, either can you, you cocksucker, so why the fuck have you moved into my property?” It was quite funny, because as soon as I mentioned going after her dad, she suddenly became accommodating and a little less aggressive. It reminded me of my youthful days, when my teachers used to threaten me with the old classic, “i’m going to tell your parents if you don’t behave…” My tenant is like 35…

She said she would get in touch with the social benefits and explain that she has been evicted, and then give me a call back. When she called back, she said that the social benefit will pay what she owes me, and she will move out on the 20th of August.

Hmmm…why the fuck is the social benefit paying her out of the debt she got herself into? She already received her rental allowance and pissed it up the wall. None of it made any sense. To be honest, I don’t trust her at all. I have no idea what she’s been saying to the social benefits, and I don’t really care, just as long as she vacates my property and pays what she owes me.

I always here horror stories regarding evictions, but mine really wasn’t all that horrific. Maybe I genuinely was lucky for having such an easy eviction experience. I really didn’t have to do much. All I did was instruct homelet (my insurance rental policy) that my tenant hadn’t been paying her rent, consequently was in arrears. Few days later she received a section 8 eviction notice. And now she has agreed to move out and cough up what she owes.

Overall, extremely pleasant eviction experience. Obviously it’s an experience I would have rather avoided, but I figure I would have eventually gone through something like that sooner or later. Good tenants are like gold dust.

Now it’s just a case of waiting for her payment, wait for her to move out, and get new tenants in…GREAT!

Good for you son, i am only slightly concerned for you as i dont think HB would pay a debt that she has accured unless it is they who havnt been paying her to pay you, if you get my drift. If they have already paid her the rent from past months and she pissed it up the wall, why would they pay up !.
Agghhhh, Bud vet your next Tenant yourself and get a feel for um.

Yeah, I was a bit surprised that the council agreed to pay her debt.

But that’s why i didn’t ask questions; as long as she pays, I don’t care where she gets the money from. She’ll probably rob her mum or something.

I don’t know how the social service program works in the UK, but that does sound a bit fishy.

I agree, it sounds extremely fishy. I’m not quite sure what is going on to be honest. But like I said, as long as she coughs up what is due…
