The Bitch (my tenant) Finally Paid Her Rent

Category: Property Diary- Project 1- Become A Landlord

2 days ago I got a text message from my tenant saying that she will cough up her rent on Friday (today), after a 29 day delay. “i’ll pay on Friday”, were her exact words.

This morning I got a text at 11am saying, “it’s in”, from her. She’s not one for words, huh? I assumed she meant her rent was deposited into my account, I’m sure she intended to apologise, too, but you know, technical fault on her phone….or something.

It’s funny, in our previous conversations, prior this whole incident, she never used to be lost for words, but since this whole saga happened, she’s had very little to say. I get the impression she hates me after all this. Heaven forbid, the mean old landlord chased the tenant for rent after it’s 4 weeks late!! “GOD, WHAT A BASTARD LANDLORD!! THE LANDLORD SHOULD JUST WAIT PATIENTLY AND PAY MY RENT OUT OF HIS OWN POCKET.”

I must admit, i am a little relieved she paid. However, I get the impression I will have to go over this bullshit all over again. She’s pretty much lapsed herself in regards to payments, because her next payment of £750 is due on Monday. Do you think she’ll pay? Fuck no. So i’m getting ready to start chasing again. But for now, I can have a relaxing weekend.

In my previous entry I was talking about evicting her. Am I still going through with it? Fuck yeah. Why? Because she was a month overdue, she constantly fed me lies, and she acted like I was the bad guy throughout this whole thing. Above all, it will cost me nothing to evict her. I really don’t want to have to deal with someone like that, so I’m going to go with my gut instincts and kick her ass out onto the glorious streets of Essex. I didn’t get into this game to chase tenants, that’s for sure.

Hey badger,

Thanks for your comment.

I’m on about 12k at the moment, I’ll document how I’ve made the extra few grand since my last blog entry shortly.

Man, i’m really liking my part-time job. It doesn’t feel like work. But i’ll sack it in after the summer anyways. I still make time to party, so it’s all good.

She received her eviction notice. I’m going to blog about that in literally 5mins.

Stay tuned…

Cheers.

Hey Badgey, my boy,

My boss keeps telling me the same thing. He says I should keep pumping money into property while I can, and ignore the debt, because i’m still young. But man, going into heavy debt scares me.

But I actually have been giving it some serious thought. I might sack the whole plan off (switching to repayment) and just buy another property!

When do you plan on making your next purchase?

Bad tenants are the worst. You have great problems to come yet if she leaves the place in a mess. There’s a lot to be said for buying up decrepit properties and selling them on because you don’t have any of that ongoing hassle with tenants.
