The odds are, the cheapest and most effective way to sell your property is going to change over time, so I’m going to keep this page regularly updated. In short, whatever solution I share with you today is valid today, but it may not be in the future! The odds are a better and fatter solution will come along and knock off the current leader!
Capishe? Cool.
If you’re looking for the cheapest way to sell your house, I think it’s obvious that we need include one very vital condition to the formula – it needs to be an effective solution!
Cheapest alone ain’t going to cut it, nor should it.
’cause the reality is, we could all easily share our ‘house for sale’ among our Facebook friends – most of which we haven’t spoken to in over a decade – and yes, by some freak miracle we might get a sale out of it, but it’s unlikely, and for all intents and purposes, it’s an utterly woeful method of going about things, even if it is free.
Personally, I’d say the recipe for an effective sale *must* include the following as a bear minimum, if you’re trying to sell a property on the open market:
- Competitive price (i.e. nothing crazy stupid, like 20% above market value)
- Good photography
- Advert listing on Rightmove (the most popular UK property portal)
- Advert listing on Zoopla (the second most popular UK property portal)
So what’s the cheapest way to get all of that goodness, plus a good chance of bagging a sale?
Honestly, it’s not even close, there’s only one solution ticking the boxes right now…
If you’re in England…
Yes, Strike.co.uk
For those unaware, they’re an online estate agent similar to Purplebricks and Yopa. I’ve compared all three in this blog post (spoiler: Strike wins!).
You can read my full guide on online estate agents if I’ve totally lost you (it’s important you understand how online agents work, particularly how they differ from traditional high-street agents).
Strike offers the same service as Purplebricks, Yopa, and all the other online agents, but they’re free.
Yes, FREE! The only catch is, they exclusively operate in England, so if you’re trying to sell a property in Scotland, Wales, Ireland, or elsewhere on the planet, then unfortunately you’re shit out of luck (although, I will offer you a life line).
Here’s an overview of their service:
Estate Agent | Rating | Duration | Includes / Notes | Price | |
---|---|---|---|---|---|
Strike![]() | RatingTrustPilot Reviews | Duration 6 months | Includes / NotesNo fee package
| PriceFreeFree | Visit WebsiteBook Free In-Person Valuation |
If you’re still not convinced, and you’re wondering “how can this be?”, then I completely understand. As they say, “if it sounds too good to be true…”
I’d say this is one of those remarkably rare cases where it’s as good as it sounds, and I go into more details in my Strike.co.uk overview, which includes an explanation on why they’ve decided to – and are able to – flog their core service for free. Check it out!
If you’re NOT in England…
While you won’t be able to reach for Strike’s outrageously alluring free house selling service, you can benefit from alternative services that offer very similar services, for, quite frankly, peanuts (in the context of selling a home)!
We’re actually spoilt for choice when it comes to online agents these days – there are plenty to choose from – but since this blog post is about selling property as cheaply as possible [in the most effective means possible], I’ll mention some of the lower priced options offered by alternative reputable online agents that are:

If you want an exhaustive list of online estate agents – that range from free to thousands of pounds – you can check out the online agent comparison table.
Is the cheapest way of selling going to make you the most money?
Not necessarily, but I’m going to presume you already know that.
Yes, using an online agent can massively reduce costs (literally thousands of glorious pounds) associated with selling a house when compared to a traditional estate agent, which is precisely why they have become insanely popular among vendors. However, before jumping in feet first, it’s imperative to thoroughly research your local property market to achieve the overall best result (which means, selling high with little costs).
Ultimately, today’s competition determines the value of your property today. So the best starting point is to use various techniques and tools to help you determine the value of your property.
Pro tip: don’t solely rely on your local agent for a property valuation, needless to say, they won’t always tell you the truth, or know the truth.
Happy selling xoxo
