The odds are, the cheapest and most effective way to sell your property is going to change over time, so I’m going to keep this page regularly updated. In short, whatever solution I share with you today is valid today, but it may not be in the future! The odds are a better and fatter solution will come along and knock off the current leader!

If you’re looking for the cheapest way to sell your house, I think it’s obvious that we need include one very vital condition to the formula – it needs to be an effective solution!

Cheapest alone ain’t going to cut it, nor should it.

’cause the reality is, we could all easily share our ‘house for sale’ among our Facebook friends – most of which we haven’t spoken to in over a decade – and yes, by some freak miracle we might get a sale out of it, but it’s unlikely, and for all intents and purposes, it’s an utterly woeful method of going about things, even if it is free.

Personally, I’d say the recipe for an effective sale *must* include the following as a bear minimum, if you’re trying to sell a property on the open market:

  • Competitive price (i.e. nothing crazy stupid, like 20% above market value)
  • Good photography
  • Advert listing on Rightmove (the most popular UK property portal)
  • Advert listing on Zoopla (the second most popular UK property portal)

However, before jumping in feet first, it’s imperative to thoroughly research your local property market to achieve the overall best result (which means, selling high with little costs).

Ultimately, today’s competition determines the value of your property today. So the best starting point is to use various techniques and tools to help you determine the value of your property.

Pro tip: don’t solely rely on your local agent for a property valuation, needless to say, they won’t always tell you the truth, or know the truth.
