If you’re looking for the cheapest way to sell your house, it’s crucial to add one vital condition to the equation: the method must also be effective.
Cheapest alone ain’t going to cut it, nor should it.
’cause the reality is, anyone can throw up a “house for sale” post on Facebook and share it with a bunch of old friends we haven’t spoken to in years. Yes, by some freak-miracle it could lead to a sale, but realistically, it’s a dog-turd strategy. It might be free, but it’s far from effective.
In my view, if you’re aiming to sell a property on the open market, the formula for a successful sale must include the following elements at a bare minimum:
- Competitive price (i.e. nothing crazy stupid, like 20% above market value)
- Good photography
- Advert listing on Rightmove (the most popular UK property portal)
- Advert listing on Zoopla (the second most popular UK property portal)
So what’s the cheapest way to get all of that goodness, plus a good chance of bagging a sale?

Not necessarily, and I’m going to assume you already know that.

That’s exactly why online agents have surged in popularity among sellers. However, before diving in headfirst, it’s essential to thoroughly research your local property market. Why? Because the ultimate goal isn’t just to save on fees, it’s to maximise your profit by selling high while keeping costs low.
At the end of the day, your home’s value is dictated by today’s market conditions and current competition. So, the smartest first step is to use a range of tools and strategies to help determine an accurate value of your property.
Pro tip: Don’t rely solely on your local estate agent for a valuation. Let’s be honest—they might not always know the full picture, and even if they do, they might not tell you.
The Extras Add-up. Big Time.
I’d be an even bigger mumbling fool if I didn’t mention the other costs involved in selling a house, like conveyancing and removal services (the two that naturally comes to mind). These extras can quickly add up and, if you’re using an online estate agent, they’re likely to be the largest part of your total spend.
Both online and high-street agents often try to upsell these services as optional add-ons. The catch? They’re usually offered at heavily inflated prices. That’s because the agents usually outsource the work, slap on a chunky mark-up, and pocket a tidy referral fee for themselves.
When it comes to conveyancing specifically, I’ve heard countless horror stories about the poor quality of service from agent-recommended firms. Too many to be a coincidence. Agents often try to convince both buyer and seller to use the same conveyancer, claiming it’ll make the process smoother. I’m not convinced (as mentioned, too many horror stories), especially if the conveyancer in question is a wally.
One thing I can say from personal experience: don’t skimp on conveyancing, and take the time to find a reputable professional. Like most things in life, going for the cheapest option can end up costing you more in the long run, a lot more. This is definitely one of those times.
