After a lot of chasing around and being shrugged aside and basically ignored by my letting agent, I eventually got a deposit of £280 in my account, to cover the shortfall of the 2nd month’s rent. God, that seemed like hard work, when it really shouldn’t have been. It’s simple- I give someone a place to stay, and in return, they pay me the amount that was agreed in the contract! WHY IS THAT SO DIFFICULT? Idiots.
I was literally calling and texting my letting agent 2 times a day to chase up my tenant about the shortfall; the very few times he did pick up the phone, I could tell by his tone he was getting more and more annoyed by me, but I didn’t care. He got me into this mess, so he can get me out of it. If i’ve learned anything useful about the property industry, it’s that you won’t get anywhere if you let people walk over you- it’s imperative that you’re pushy. I just think he has balls to act pissed off with me, when the majority of this saga existed due to his actions. I’m sure that if he was in the same position as me, he would be doing the same- harassing the shit out of him.
Note, I said I received a payment of £280 (the exact shortfall was £285.33), that’s £5.33 short. But you know what; I couldn’t be bothered to chase after that extra £5.33. However, next month my tenant better pay in full, otherwise…errr…well, I don’t know what i’ll do, but I’ll do something that will make her think again. Yeah, that’s right.
There’s not really much else to report. I received my first months payment (nearly in full), and my letting agent is still a shithead. Next month I might even get the full payment, in one lump sum, direct into my account, like originally agreed. Man, that would be so awesome; that’s what wet dreams are made of. But I won’t hold my breath; Rome wasn’t built in a day- I’ll just be happy with the full payment next month.
Funny thing is, my letting agent, the guy I’ve been bugging isn’t even my agent anymore. Technically speaking, his job was to only get me a tenant, so any problems from then on after, was my own problem. But whatever, if something like this happens again, I won’t hesitate to get in touch with him and kick up a fuss, because letting agents are crooks and get away with too much as it is. So far I’ve had nothing but problems with the entire tenant setup because of an incompetent, unprofessional letting agent, so why should I have to try and fix it all? I paid over £800 for a tenant (extortionate, if you ask me), so I expect the setup to run smoothly. For that much money, I don’t expect late payments or under payments, and that’s why I went running to my letting agent. Until the payments are paid in full, in the way i want, and in the way I agreed with Kings, I won’t stop pestering them, regardless of them not being in full-management of my property, because I believe it was their responsibility to make sure the basics were set up properly between me and my tenant- which it wasn’t.
Can someone else please share a property-renting related disaster? I know, I’m being dramatic, because my situation wasn’t exactly a “disaster” per’se, however, it was still very annoying.
