My current tenant has been in arrears for several months and have bent over backwards to try and help her. She is moving next month and the washing machine has decided to pack up. It has been rented out as a furnished property, is it still my responsibility to replace it even though she is heavily in arrears?
ANSWER 1:
Yes. You have a legal obligation to this tenant, regardless of her situation with rent.
As it has been rented out furnished, the washing machine is your responsibility.
My tenants have purchased a digital tv and are now having problems with reception. I think they need to upgrade the aerial to a digital one. Could I expect the tenant to pay for this as they have purchased the digital tv?
ANSWER 1:
No. If the property didn't come with a digital aerial, then the landlord is not responsible to upgrade to one just because the tenant purchased a digital TV.
My oven is faulty and I have been without one for a week now. I had to entertain guests at a restaurant this weekend as I couldnt cook, and I have a toddler to feed, am I entitled to take money off my rent?
ANSWER 1:
No - technically you are not allowed to deduct the money from the rent - you could be held to be in breach of contract. However you could submit the expense claim and if the landlord does not 'pony up the dough' sue him for it.
however, if the landlord continually fails to repair the oven you may under certain circumstsnces be allowed to deduct from rent. You have to be seen to have been reasonable so send all letters of complaint by recorded delivery.
