tenants from hell

hi all, is there someone out there who can advise...
I have tenants who are on dss, should be a problem but not getting full rent every month, and only getting it if i contact them first. they are now in arrears but not by 2 months....they have taken up perfectly good carpet and replaced with bits of carpet. they have removed a toilet seat and not replaced it. since they have been in they have managed to break a sink, shower cubical, toilet. and drench the kitchen floor.

any advise please.   ta

Hey Maverik,

I would contact the council and request that the rent is paid to you direct. Under your cimcumstances, they may agree to your request.

Anything they break can be repaired with their deposit (assuming you took one?).
