Don&#039;t know if youve already tried these but a few suggestions;

1. Contact the local authority and find out if your tenant is claiming housing allowance. If so, get it paid direct to you.
2. Get a credit check on yourself to see if they have taken anything out in your name. Or been taken to court without you knowing.
3. Re-direct any mail in your name being sent to the address.
4. If fraud has been carried out go to the police.
5. Get a forwarding address when they leave and pass it on to the council and any other debt collectors.
6. Make sure you get a county court judgement entered against them to stop them doing this to another landlord.

		<description>After 3 months, my scumbag tenant fell 2 months behind, told me he was on the sick after his father died. After falling for it, he said he was going back to work and would sort something out. he paid half a rent payment 3 days later which took him below the 2 months arrears and then didn&#039;t pay again.
 I started making enquiries and found he hadn&#039;t paid council tax, hadn&#039;t changed the utilities into his name and when contacting his work was told he didn&#039;t hold the position he had claimed on his application. I was also told he had fell out with numerous colleagues due to lending money and not settling debts and worst of all that his father was about the 4th one he&#039;d lost!!!
 Going through the legal route but wish i&#039;d changed the locks when i had an inspection 4 weeks before finding all the horror stories about him. I could live with the stress and misery it causes the family if it had been someone honest who had maybe lost their job through no fault of their own but this shitbag just makes it so much harder to take.</description>

Anyway landlords are divs my dad was living in a rented house he said I could take over the tenancy coz hes mates with the landlord and his wife. Landlords wife does all the agreements etc she gave me and my friend a landlord declaration 2 claim 4 the house joint tenant. Things went tits up coz we complained 2 environmental health about cracks in the walls. Turns out the landlords wife never told the landlord that we was here (coz he came round when we complained) he said ur not suppose 2 be here ur dad is! I said no I dont think so ur wife signed it over 2 us. He denyed that of corse... The sneaky bitch lied and tried coverin it up 4 herself even thou the housing benefit people have her signature. Then few weeks later the bitch sent an eviction notice in my dads name sayin ur getting done 4 sub-letting etc. In the benefits eyes were the tenants but the landlord n wife say not. Shes a very good liar but not very clever the dippy cow has signed things. So I am suing 4 everything. Well done all u tenants 4 smashin the propertys I dont blame u. Remember we av rights I am stayin until they pull me out by my eyes until then I will remain seated thanks</description>

If you are an experienced landlord you would know this. I have had people on minimum wage pay the rent each month and others earning way more try to avoid paying and look for an excuse not to pay.Sometimes you have to take people on face value and certain non paying tenants only understand one type of language. I do go by the law now and I have learnt the hard way.This blog is a bit of banter and tongue in cheek.It is a sounding board for frustrated landlords.

I don&#039;t agree with tenants not paying, especially as they can get housing benefit if they&#039;re not earning. But, i also don&#039;t agree with ignorant landlords who break the law. If you&#039;re renting out a property, its worth reading up on the rules.
