Landlords Tips- practical & easy to understand landlord tips

If you’re a landlord looking for useful information, tips and discussions on a wide range of landlord related topics, then this is probably the most relevant section for you.

Here is where I’ve archived much of my personal landlord experiences along with general and practical tips; among the pile you may find some valuable information to help with your pursuit of being a more informed landlord.

I’ve tried to categorise all my articles as best as I can (see the sub-category links below), but if you can’t find what you’re looking for, you might be better served using the search feature at the top of the page, or going over to the landlord forum where there’s an active community of both landlords and tenants ready to assist with any enquiries you may have. They’re generally a friendly bunch, so don’t feel shy :)

If you’re a new or aspiring landlord looking for general tips on how to become a landlord and/or the general steps of being a landlord, I would strongly recommend going straight to the guide for new landlords.

YES, I do kiss my mother with that mouth! xo So, ‘Plan A’ was to release a blog post covering the whole ‘letting agents being banned from charging tenants an admin fee’ debacle, which many of you will already be familiar with, but that JUST got squashed like a teen’s zit before prom. I had […]

I could throw a stone in the middle of a landlord conference (who actually goes to those things, seriously? Maybe a blog for another day) and probably hit a landlord on the head that’s either been through it, going through it, will eventually go through it, or at the very least, unknowingly harbouring a tenant […]

As this cesspit has grown and absurdly managed to attract more eyes than it deserves, it’s birthed reason for many industry-related folk to reach out and ‘talk business’. Folk that ordinarily wouldn’t spit on on my pecker if it were on fire, let alone help me glue it back together once the flames have been […]

I had this whole other blog post lined-up. It was about nothing. Seriously, absolutely nothing, just mindless drivel. It wouldn’t have helped anyone with anything, other than pass time on the crapper. It was going to be a prissy little piece on ‘why I like my current tenant‘. The idea of it was so painfully […]

PEOPLE! It’s been way too long, ain’t it? No excuses; the dog didn’t jizz all over my homework, and I haven’t been in recovery after donating a kidney to an orphan, but I have been invested in a few ongoing projects, which I recklessly committed myself to (and now massively living to regret). And unfortunately, […]

This blog post is probably long overdue. Actually, it’s definitely long overdue according to the surge of emails I’ve received over the last several months, from people with a profound passion for the letting industry, urging me to reach out to ‘you lot’ so we (landlords) can all band together to fight against a seemingly […]

Holy moly. The gaps between my blog posts are getting dangerously long now! D’Know what the funny thing is? My Landlord Annual ‘Gas Safety Check’ Failed Good & Proper

I’ve experienced some pretty nasty congealed meshes travelling up and down my throat in my time, but nothing could have made my most recent mouth-full any easier to regurgitate. I’d say a third of everything I consumed last week found its way crawling back up my throat after my plumber informed me the gas safe […]

Disclaimer: this could be deemed as a long and painful read, but it’s crucial for landlords in England to make the journey until the bitter end, even if that requires a couple of hits of espresso and/or the white powder. MOST landlords have either used and/or will use a Section 21 notice, so the odds […]

I got caught out by this vicious little hurdle in the past. I’m not even going to sugar coat it, it’s simply stone-cold infuriating and frustrating. It’s one massive ball-ache. Well, this was bound to happen, wasn’t it? Covering the topic of how to end a tenancy agreement seems like the natural step of progression after blogging about how to renew a tenancy agreement. Unbelievably common situation. What should you do? Nothing, let it happen. Roll with it. Hell, offer to help them pack if you’re the jovial Christian type. Just don’t sweat it. Redecorating & Finding New Tenants In-Between Tenancies

The last two weeks have been hell. Literally, a complete bollock-ache. I’d say dealing with rogue tenants is the most stressful aspect of being a landlord, […]

Bit of an odd one. It’s personally never happened to me, but I imagine it’s far short of being unbelievably uncommon. Becoming a landlord isn’t particularly difficult. Any idiot with a semi-functioning brain and a bit of capital can jump onto this bandwagon- and they generally do. I stand before you as living proof.
