How To Advertise Your BTL For Tenants On The Biggest Property Portals Online
This article was written on 07 Sep 2009
I recently compiled a list of A List Of Free Websites Where Landlords Can Advertise Their BTL. While that list is a super awesome resource for all landlands trying to find tenants for free, there is one fundamental problem with the websites on that list. The websites don’t actually generate as much traffic as the dominating UK property portals on the internet, so they’re unable to provide as much exposure as the market leaders.
Don’t get me wrong, the websites on that list are more than capable of finding tenants. However, if a landlord is looking to pump more juice into their marketing campaign and significantly increase their marketing power, they may want to consider marketing their property onto websites like Rightmove, Property Finder, Primelocation, Hot Property, Globrix, Think Property etc. They’re the real powerhouse property portals; they receive more traffic on a daily basis than the amount of erections Hugh Hefner will generate in a life time.
Now, here’s the important bit. The portals I mentioned don’t deal with private landlords directly, they only deal with letting agents, so you can’t just go direct to the portals looking to market your vacant property. However, there are a number of “online letting agents” that will allow you to upload your property details onto their website, and then they will market your property on the portals. The online agent will act as the middleman, and will of course, charge you a small fee for that service. But the fee isn’t usually much, and it’s still much cheaper than using a high street letting agent fee. Most high street agents use websites like Rightmove and Findaproperty to market their properties anyways, and a large portion of the times, that’s where they get their leads from. The only difference is, high street agents take the viewings and charge a shitload more.
List of websites that give landlords access to market their vacant BTL property onto the most popular UK property portals on the internet:
Let Match
They allow you to market your property on Rightmove. It costs £25 plus VAT per property for 4 weeks, or £32 plus VAT for 8 weeks. They also offer a spot on primelocation and a few others for additional costs.
I’ve actually successfully used Let Match before, My Experience With Letmatch To Advertise A BTL On Rightmove.
Gerard Nicholas
For £39 you can advertise your rental property on Rightmove and Globrix until the property is successfully let.
Relish Residential
For £45 you can advertise your BTL on Property Finder, Hot Property, and Think Property. Although it’s not clear, I think they market the property until it’s been successfully let.
Your Place Marketing
For £35 you can advertise your BTL on Rightmove and Property Finder. Once again, although it’s not clear, I think they market the property until it’s been successfully let.
The Home Place
For £20 per month you can advertise your BTL on Rightmove.
Virtual Letz
For a fixed rate of £49 your property will appear on on Rightmove, Property Finder and Globrix, until tenants are successfully found.
Smart Landlord
These guys actually have 3 options to advertise.
Find a Tenant ‘Standard’ (£40 + VAT): Your property will be advertised on Fish4homes, Globrix.com, The Daily Telegraph, The Independent, AOL Property, Thinkproperty.com, Channel 4 Homes, CityAM.com, estateangels.co.uk, Qype, UK Property Vision, propertysnake.co.uk and related sites in the Trinity Mirror Group and Newsquest Media Group.
Find a Tenant ‘Premium’ (£75 + VAT): Your property will be advertised on the websites mentioned above and additionally Rightmove and Propertyfinder.
Find a Tenant ‘Premium’ + ‘To Let’ board (£100 + VAT): Your property will be advertised on all the websites mentioned above and we will also erect a ‘To Let’ board for a period of 45 days. Smartlandlord To Let boards also have a SMS facility for tenants to download your property pictures instantly onto their mobile phones
Upad
For £59 you can advertise your BTL on over 100 portals, but the most significant and powerful portals being (in my opinion)Rightmove, Fish4homes, Findaproperty, Propertyfinder, Primelocation, Nestoria, Globrix. The £59 is a one-off listing fee until let.
Discount Letting
For £59 (+ VAT) you can advertise your BTL on Rightmove, FindaProperty, Primelocation, Propertyfinder, Fish4homes, Globrix, Zoomf, Yahoo, Sky and many more. The £59 is for one month, £35 (+VAT) should you need to renew for a following month.
Note
Please be assured that I can’t guarantee that any of these websites work or will successfully find you tenants. All I can say is that I used Letmatch, and it worked for me. I didn’t use Let Match because I thought they offered the best deal or service, I used them because it’s the only site I knew about at the time which offered this kind of service.

I've received a few emails from others, informing me of websites that offer similar services. I'll update the list periodically.
Thanks all!
