I know my previous 2 articles have been about Home Information Packs (HIP), possibly the most boring property related topic on the face of this planet; but unfortunately it’s current property news and slightly controversial, so what can I do but dig my teeth into the issue? However, I know i’m not the only one talking about these GOD FORSAKEN packs: Nile’s Blog, Tick every box, Mortgage Man’s blog, Not A Sheep. Even Kirstie Allsopp is against the idea.
But then again, not all my articles can be gripping like, say for example, Sarah Beeny’s breasts
I came across an interesting HIP advert on The Times website (on the right-hand column), in the property section. The ad appears randomly, it rotates with various other ads, which means you can’t always see it, so I’ve linked it here (may take a few seconds to load):

I think my version is a little more detailed and realistic. I can’t emphasise enough how ridiculously unnecessary the pricing of the packs are (£300-£1000); they’re only making the market even more expensive. PEOPLE ARE FUCKING STRUGGLING ALREADY!
Are these packs ‘really’ for the environment? Are they really to help sales from falling through? Or is this another stealth-tax job? Or is this a way of trying to slow down the market? I’ll tell you one thing, if someone really likes a house, I doubt the energy efficiency certificate will sway their desire to purchase. If anything, the buyer/seller could use the energy efficiency results as a tool to sway the asking price.
What I found interesting is that it’s actually cheaper to
pay
the £200 cheaper to pay the £200 fine than to actually have to pay a potential excess of £300 for a Home Information Pack. Correction: It’s now launching - half-heartedly - on the 1st August.
I too question how EPCs - in and of themselves - will cut carbon emissions. People can cut emissions, certificates don’t… In fact, the whole process of conducting energy assessments only contributes to the problem.
PS… I’d put a disclaimer on the £200 advice - it’s touted to actually be a fine of £200 per day! Well, it was until yesterday’s announcement anyway. Who knows now?!

Well if you want to be fuckin dumb enough to pay £1000 for a pack, then thats your problem . Personally i would be thinking of no more than £150 for the EPC plus what i would pay for searches anyway. Do your homework properly boy! Recall…1 HIP per house, meaning that you dont need to get more than one lot of searches…fuckin retard

Why did you quote the top-end evaluation of £1000? If you would have only quoted the £300 bottom-end price, I would have only been £150 off your estimation. What a shame!
I guess I must be a dumbass, how stupid of me to assume the HIPs would cost between £300-£1000, especially when that’s what the “professionals” have been saying:
“From 1 June, homes put up for sale in England and Wales must have an HIP, costing at least £300, with title deeds and an energy performance certificate.” Reference: BBC News
“It is expected the cost of the pack will be around £500 to £1000 including the cost of inspections and the energy efficiency assessment.” Reference: Cornish properties
Now, who should I believe? The BBC, or some kid who’s obviously mentally impaired. Now, that’s a tough one. Even if i’m wrong about the prices, there is no need to cry about it, aye?
I don’t recall saying that you need multiple packs per house. I’m confused; are you drunk, or something; have you been listening to death-metal music, and going through some kind of weird anger trance?
Regardless, I suggest you calm down before you hurt yourself.
