I Spoke To My Tenant For The First Time TodayCategory: Project 1- Buy Property, Become A Landlord |
Everyone who has been reading my diary knows that I’ve been having major problems receiving my rent from my tenant. I’ve been trying to rectify the problems through my letting agent, as opposed to communicating directly with my tenant. However, I actually received the last of the final payment for the month yesterday. Ok, that’s the recap over and done with.
My tenant moved into my property on the 15th of March; so it’s been approximately 40 days, and it was only until tonight I spoke to her. She actually called me, to my surprise. She wanted to check that I received her shortfall ok. I’m starting to think that despite the initial turbulence, I may have myself a decent tenant.
I did plan on calling her a few days after she moved into my property, but due to reasons already explained in my previous blog entries, it wasn’t possible. I’m glad she called, even though I probably would have done so myself this week, at some point.
We had a good ol’ chat, and she explained that there shouldn’t be anymore problems regarding the payment of the rent. She has set-up a direct debit from her account into mine for the 15th of every month. Also, she has arranged for the DSS to send her her entitled benefit cheques directly to her, as opposed to me, so she can put them into her account, and then transfer the whole amount straight into my account. That saves me from receiving 2 or 3 separate payments each month. That’s exactly the way I wanted it from day one.
She apologised for all the confusion and mishaps; because I’m such a swell guy I told her not to worry about it. However, while she was apologising I was thinking, “fuck up again, and I will kick your ass on the street, you late-paying-tramp!!”
Towards the end of the conversation she asked if she could replace the carpet in the porch with laminate fitting. I was like, “yeah, sure, you can do anything you want to the house in terms of decoration as long as you keep the colours neutral” Obviously I have no qualms with her revamping my property with tasteful decor; essentially that will add value onto the property! COME ON! Maybe next week I’ll get her to change the bathroom suite.
All-in-all, she sounds like a top individual; extremely polite, and seemed very throughtful. What phased me the most was that she had a really chavy accent, innit. It’s amazing how quickly situations can turn around; one minute I wanted to egg her car, the next we’re playing happy families. Of course, next month i’ll probably encounter more problems and i’ll probably want to egg both her car and her mother. Only time will tell…
