My Tenant Is Settled

Hey guys,

Apologies, it has been a while since I last updated my diary, so i thought I would give you all an update. So my tenant has moved in, and she’s settled down. I received my first month’s payment and the security deposit, so it’s all good at the moment.

I haven’t really been in touch with my tenant directly as of it, i’ve been communicating through my letting agent. I want to give her a few weeks to settle in before I start harassing her :)

I know i previously raved on my about my letting agent, but unfortunately i’m going to have to rave on a little more. Even though I never signed up for a full-management service, my agent never wiped his hands clean of my property as soon as the tenant moved in. He’s been making sure she has settled in, and making sure there are no issues that need resolving. The tenant moved in a few weeks ago, and my agent is still making sure everything has gone smoothly for both the landlord (me) and the tenant. I don’t know if that’s the usual practise for letting agents, or whether I’ve just got a good agent. Regardless, much appreciated.

I plan on being a good landlord, or at least try to be, so I conjured up a checklist that I will try and live by: Be Good To Your Tenant.

All I need to do now is send a copy of my letting contract to my Mortgage lender (Northern Rock). It’s in my agreement with Northern Rock that I send them a copy of my tenancy contract to them with in the first 3 months of borrowing money from them. I’m not entirely sure why, but I assume it’s because I have a Buy To Let mortgage with them, so they want to make sure I actually am letting my property.
