Ok, so most of you will use conveyancing solicitors when purchasing a property. So what exactly should you be expecting to pay for when you’re purchasing a property? A lot of conveyance solicitors add on unnecessary fees, and a lot of the time buyers don’t realise that they don’t actually need a particular service that their solicitor is charging them for.
These are the services you NEED to be paying for; everything else is just thrown in by your solicitor:
Obviously your solicitor will also add on an admin fee for their services. All the fees mentioned will vary, and can vary drastically, so it’s a good idea to get at leasr 3 quotes from different companies. Fees for these searches vary by region as they are decided on by the local councils that are producing them for your solicitor. Additionally, the cost will also depend on whether your property is leasehold or freehold. Leasehold properties will cost more as they involve additional work checking the lease.
Make sure you check the breakdown of costs when you receive your quote- check for unnecessary fees. If there are unnecessary fees, you may be able to instruct your solicitor to void them off your package.
Most conveyancers will ask for payment of land registry and local authority search fees in advance. The balance will be due when you’ve completed on your home.
Be wary of professionals that are offering a ‘cheap deal’. This could mean that they are dealing with many clients, which will more often than not result in a slow service.
