You Need Good Contacts As A LandlordCategory: Landlord Advice |
As a landlord you will have three valuable commodities: your property, your tenant, and last but not least, good contacts. These three things should be like gold dust to a landlord.
When I say contacts, I mean tradesmen. Houses and household appliances are not indestructible, there will come a time when something with in your property will decide to pack up and die. That’s when you’ll need good, reliable tradesmen. As your property portfolio increases, the more valuable your tradesman will become.
As a landlord, it is your responsibility to get things repaired for your tenant as soon as possible. Taking your time to get issues resolved can cause dispute between a landlord and tenant, and on the contrary getting things fixed quickly can help form a great relationship with your tenant, so that’s why you need reliable resources.
I recommend that before actually taking on a tenant, you form a list consisting of reliable, fairly priced tradesmen that can repair the problems that you are responsible for as a landlord. There are so many rogue traders out there these days; it isn’t hard to get ripped off.
These are the type of tradesmen you should always have ready to call:
Electrician
Plumber
Gas man
General handyman
If you can get good reliable sources in those areas, you shouldn’t have many problems. Most people know at least one person through blood relations whom expertise in one of those areas. To fill in the rest of the gaps, in my opinion, the best way to get in touch with reliable tradesmen is by word of mouth. Ask your friends and family whom they use, and find out how reliable they are. I wouldn’t recommend that you pick up the Yellow pages and call a random builder, because you may end up paying that little bit more. You really can’t beat family members, or friends of family for a good service.
Remember, most tradesman generally run in the same circles, so your reliable Electrician is bound to know a reliable, decently priced plumber. It’s all about networking. You can genuinely save thousands and thousands by knowing the right people.
